Key Requirements for Foreign Buyers

1. Government Sanction: Non-Seychellois buyers must obtain a government sanction to purchase immovable property. This approval is valid for one year and must be secured before completing the transaction. 2. Property Restrictions: Non-Seychellois cannot purchase:

    • Freehold state-owned land (except under specific policies like the Villas Policy).

    • Subsidized state land or housing units.

3. Minimum Property Values:

    • Bare land: SCR 4,000 per sqm (2,000sqm parcel approximates to US$572,000).

    • Residential properties: SCR 10 million minimum (approximately USD 715,000).

Applicable Fees and Duties

Sanction Duty: 12% of the market value of the property for bare land or residential poroperties. Note that residential in approved developments have obtained special approvals from the government for a reduced duty.
